EBS Consultants BCA consultant reviewing architectural drawings against NCC requirements
Services/Building Code Consulting

BCA AND NCC COMPLIANCE CONSULTING ACROSS AUSTRALIA.

Every building in Australia must comply with the National Construction Code (NCC) and Building Code of Australia (BCA), the legally binding minimum standards covering structural adequacy, fire safety, health and amenity, accessibility and energy efficiency. Getting BCA compliance wrong costs money: redesigns, construction delays, rectification works and, in litigation, significant legal exposure. EBS Consultants assess your building against the NCC at every stage and deliver a clear, actionable path to compliance, not just a list of problems.

What Does a BCA Consultant Do?
01

What Does a BCA Consultant Do?

A BCA consultant reviews your architectural and construction documentation against the requirements of the NCC. We identify non-compliances, close gaps and recommend solutions, including alternative compliance pathways where the deemed-to-satisfy provisions are impractical. We then produce the reports and certifications required for your development approval, construction certificate and occupation certificate. EBS Consultants hold the qualifications and accreditations to certify BCA compliance as part of your building's occupation certificate process.

Design Stage Advice and Architectural Review
02

Design Stage Advice and Architectural Review

The most cost-effective time to resolve a BCA non-compliance is before construction begins. EBS reviews architectural documentation at design stage, identifies non-compliances against the NCC and delivers specific, practical solutions so the design team can close gaps before they become construction problems. We work directly with architects, designers and developers during the design development phase, providing written advice, marked-up drawings and compliant alternatives to design elements that won't pass the BCA.

Construction Stage Inspections
03

Construction Stage Inspections

BCA compliance doesn't end at design stage. What gets built can diverge significantly from what was approved. EBS provides staged construction inspections to verify compliance with the NCC and identify non-compliances while they're still cost-effective to fix.

BCA Audits for Existing Buildings
04

BCA Audits for Existing Buildings

EBS audits existing buildings against the current edition of the NCC to identify deficiencies and recommend a rectification pathway. This service is used for: • Strata subdivisions and strata plan registration • Development applications and change-of-use approvals • Development control orders issued by council • Due diligence for building acquisitions and sales • Insurance requirements and claims • Litigation support where BCA compliance is in dispute

Occupation Certificate Audits
05

Occupation Certificate Audits

Before your building can be occupied, your principal certifier needs to be satisfied that it complies with the NCC and the approved documentation. EBS provides pre-OC compliance inspections, covering fire stopping, fire-rated construction, accessibility and BCA compliance, and issues certification suitable for lodgement with the principal certifier. With the Building Commission actively auditing new residential buildings, getting to OC with a documented compliance record is no longer optional. We inspect 100% of fire-rated construction and penetrations, not a sample.
