Development Control Order Management
A fire safety order is a formal direction from a local council requiring a building owner to upgrade fire safety measures to a specified standard within a set timeframe. Failure to comply results in fines, development control orders and ongoing council enforcement action. EBS Consultants manage the complete fire order process: • Technical assessment of the building against the fire order requirements • Destructive penetration audits to establish the true condition of fire stopping and bounding construction • Commissioning of hydraulic, mechanical and fire engineers where specialist design is required • Preparation of scope of works and specifications to Australian Standards and the NCC/BCA • Tendering, evaluation and engagement of qualified fire safety contractors • Contract administration and regular site inspections throughout the upgrade • Negotiation with council for extensions of time where required • Advocacy to council to accept a lesser standard or reduced scope of works where supported by technical argument • Preparation of representations to council, including technical submissions and compliance schedules • In-house certification at each stage of the upgrade, no separate certifier required • Final inspection, certification and lodgement to have the fire order lifted EBS holds in-house accredited certifiers.
