BASIX (Building Sustainability Index) is mandatory for residential developments in NSW. NatHERS (Nationwide House Energy Rating Scheme) is used nationally for thermal comfort assessments. EBS uses HERO building performance software to model your development against BASIX and NatHERS targets, assessing orientation, floor plan, shading, ventilation, glazing and insulation to produce the required certificate.

Section J of the NCC sets energy efficiency requirements for commercial and mixed-use buildings, covering building fabric, glazing, HVAC, artificial lighting and heated water. EBS conducts Section J assessments using architectural and facade specifications to determine compliance with the deemed-to-satisfy provisions. Where DTS creates cost or design constraints, we identify whether the J1V3 Verification Method offers a more practical pathway.

The J1V3 Verification Method allows buildings to demonstrate Section J compliance by modelling annual greenhouse gas emissions against NCC limits, rather than satisfying every individual DTS provision. EBS uses IES VE modelling software for J1V3 assessments. This pathway is often more economical for projects with complex facades or non-standard glazing specifications.

From NCC 2022, condensation management plans are required for Class 2 buildings and certain other types. EBS conducts hydrothermal modelling assessments to quantify condensation risk in external walls and roofs, and recommends design and material solutions to manage the risk and achieve NCC compliance.

For residential projects where occupant comfort is a priority, EBS models internal temperatures room by room, factoring in glazing, insulation, shading and external climate data. This allows comparison of specifications and cost-effectiveness of upgrades.

EBS uses RadianceIES software to model natural light compliance in buildings, particularly for developments with windows near property boundaries or where overshadowing may limit daylight access to habitable rooms.

Many councils and state-significant development assessments require Ecologically Sustainable Development (ESD) reports under DCPs or Secretary's Environmental Assessment Requirements (SEARs). EBS prepares ESD reports assessing your development against these requirements.

EBS provides on-site compliance inspections and completion statements for energy efficiency measures, giving the principal certifier documented evidence that sustainable design commitments have been implemented.
